Holland Lakes, and Holland Place, are two new residential developments in Pelham, Alabama. Thornton Homes are the developers and the builders of Holland Lakes. If you have been in Chelsea Park, Chesser Plantation, or the Narrows, then you should be familiar with the quality of work that Thornton places in their builds. Holland Lakes features three small lakes dotted throughout the community and is situated along the banks of Buck Creek. Holland Lakes features walking trails and lakefront homes at affordable prices.
Honestly folks, these are nice homes! Initially, I was a little skeptical, but after taking the time to actually enter a home and give it a good once over, I was very pleased. Originally listed for the $180's and $190's, in retrospect, these homes were a great buy for the dollar. Now as the third sector is underway, I believe they are starting in the low $200k's.
Most of the homes in Holland Lakes are four-sided brick on mid-sized lots. On the inside is where the homes in Holland Lakes make their biggest impact. Outside of being decorated to the nines, the model home had some great amenities for a home listed under $200k! Vinyl floors in the kitchen, carpet, and laminate countertops, were incorporated into the construction of the home.
Ok, most of you are wondering, "What is so unique about a home with carpet and laminate?"
For starters, how about an efficient floorplan that was spacious and open, yet offered privacy in all the right places? ...No?
Or the gourmet style kitchen? ...No?
How about the pass-through gas log fireplace from the living room to the kitchen? (Yes, you read that correctly. A pass through fireplace from the living room to the kitchen.) How cool is that? Throw in a couple antique vanities and you have a unique home atmosphere that is luxurious, yet affordable. Small features with big impact, like the pass through fireplace, are what separates these homes from the competition in this price range.
There is a dark side. Like just about every neighborhood in Pelham, there are railroad tracks nearby. When I say nearby at Holland Lakes, I mean down right scary nearby. Some of the homes near the entry to the development are within a stones throw of the tracks. So, when looking for a home, you may want to look in the back of the development (personally like this area best) or wait for a train and listen to how load it is in the home.
Regardless, it doesn't appear that the train has detoured people from purchasing the homes in Holland Lakes. In fact, I believe most of the homes in the first sector have been purchased! So, don't let that be the deciding factor in whether you visit the neighborhood or even eventually purchase a home.
Personally, I like Holland Lakes. I take clients there whenever their needs coincide with what Holland Lakes have to offer. So, if you are looking for a home in the Pelham area, in the low $200K's, that offers some unique amenities, with easy access to HWY 31 and I-65, you owe it to yourself to pay Holland Lakes a visit.
Holland Lakes is located off HWY 31 in Pelham, Alabama. From Birmingham, take I-65 south to the Pelham exit 242 (The one with the big tanks). Go west, towards HWY 31. At the intersection with HWY 31, turn left (south). At Walgreen's, turn right. Cross the railroad tracks and Holland Lakes will be the first left after the tracks.
